Whats up BP fam....Im new to direct mailing and for the most part, I get the general concept. From the little that Ive learned, its just buying a mailing list, and sending out mailing pieces saying you buy houses and hopefully they call and want to sell you their home. Ive heard its a step by step process, so my question is in regards to knowing what type of target audience to send mailing pieces too. How do you know what target audience to choose from? What are my options to send out different mailing pieces to? 

From what Ive heard, you can send them out to FSBO's, absentee owners and probates, but I feel as if it's a little more in depth than just sending them out to those. Can someone help me get a better understanding of this part of direct mailing?

@Kevin Paffrath I do have a mold issue with a home I'm in the process of rehabbing. I'm asking for the sake of broadening my knowledge. The source of the water is upstairs and I know mold lives off of it but all the drywall in entire basement has mold all over it. Yes there is humidity in the home but the basement is not where the source of the water is coming from. Which leads me to wonder at what humidity level did the drywall attract the mold; because I know mold doesn't just grow on drywall out of the blue. There had to be a certain level of humidity that allowed other mold on it right?

At what humidity level does sheetrock/drywall and other porous material become susceptible to mold?

How do you go about establishing a relationship with a contractor? Is it best to do this when you've already bought a property going into rehab, or before you have anything under contract? What is the extent of an investor’s due diligence when looking to work with a contractor? 

Below are some things I've considered, but I'd rather get other's more qualified opinions:
1. Do I ask the contractor if they charge a fee for rehab estimates?

2. Are there any documents that should be signed to establish the relationship?

3. What things should be discussed upfront to promote and protect both parties interests?

4. Should this be a long term relationship or short term relationship?

What other questions are there that I should be asking? What am I not considering?

Hey thanks for your response too! So let me ask you, since that's the case, when you network with with investors beforehand, what questions do you ask? Are you very detailed? Do you ask about how they finance properties? Do you ask them to touch base with the contractor that they use? How do you go about building that relationship with that investor so you already know what they want upfront? That's one of my biggest concerns as a wholesaler

What do you think about a situation where a wholesaler has used a contractor other than the contractor the investor uses to estimate repair costs that he has already put into the numbers? I would think if you've gotten a deal under contract and you're fishing out a deal that you didn't use the contractor that the investor uses, then maybe you'd have to go back and negotiate (I guess that's why its important to have a well established relationship with the investor and how he works eh?)? I'm asking because I think it's too much trouble to go back and renegotiate. Isn't this a necessary point to consider?
