I'll check out the book. Thanks!

What about finishing the ceiling? My wife said yes, two 24 yo"s said no [their dad is a contractor]. So... Ugh.

Hmm okay. I've got desks for the rooms, so didn't think they'd need another space. But thanks for that!

thanks, again. Truly!

There cinderblock walls are already white. Forgot to take a pic and I'm still in sure diligence.

There is no ceiling to paint; it's typical unfinished basement ceiling: insulation, ducts, pipes, wires, etc. A few feet away are the HVAC unit, water heater, m dunno pump, etc.

Thx, again!

Thanks. I was thinking about that much $. There is one not too far for $900/mo but its dated [mine has just been rehabbed, me granite, etc], plus I could charge for the garage.

Do I need to "put in" a ceiling in that gym areas? [Or maybe do it after I've made some $??]?

Ideas on which games I should buy or how I could find out?

Thx, again!

Hi! I'm new to BP and can't believe all that is available here! Amazing. Thanks!

I'm buying my first "rent by the room" property, closing. Mar 16!. Given the area, the highest demand is traveling RNd, temp IT folks & upper level/grad students at Wake Forest Univ [3 miles away]. Target tenants would be 20-30 yo's. It's a 2100' 3Br/3.5 ba TH located right off a major road in a very desirable area.

3 questions. 2 on what I should do with the the space. & then how should I price the rooms?
1. Re-purpose the dining room area? It has an eat in kitchen. I was thinking of using the "dining room" area as a space for 1 or 2 [used]: foosball, bumper pool, "table top" [4 ft x 2 ft] pool or small air hockey. Which one[s]? I could get 2 used for the same price as a dining table and chairs [which I don't see being used]. Yes/no? Which ones?

2. In the basement [no window area] how about a "mini home gym" with a [used] elliptical, mirrors on walls, gym mats, kettle balls, pull up bar, etc? If so, the ceiling isn't finished, so insulation, pipes, wires, etc are exposed. Do I "need"to finish the ceiling for my target age group [20-30] to find it ok?

Minus ceiling cost, total to fit both spaces would be under $600. I think it'd certainly set me apart and allow for higher rent rate!

Lastly, ideas on how to price them, esp 2 week rentals, do I give a 12 mom discount, etc. 2Brs are upstairs [1 has a deck] and 1 is in the basement [with private entrance in back] PLUS it has a garage space [other side of the TH next to me]. So many variables it's hard to know.

oh, what about a small dog, say for the basement tenant [assuming 6 mo, min]?

Thank you, all, in advance. I've got a LOT of reading to do on this site!

Thanks

Hey I'm new to BP and looking for some help in this topic.

I'm buying my first "rent by the room" property. Given the area, the highest demand is traveling nurses, then Maybe temp IT folks and Wake Forest Univ is just over 3 miles away.

2 questions on what I should do with the the space i have in this large 3Br. 3.5 ba townhouse:
1. At it has an eat in kitchen, I was thinking of using the "dining room" area as a space for 1 or 2 [used]: foosball, bumper pool, "table top" [4 ft x 2 ft] pool or small air hockey. Which one[s]? I could get 2 used for the same price as a dining table and chairs [which I don't see being used]
2. In the basement [no windows area] how about a "mini home gym" with a [used] elliptical, mirrors on walls, gym mats, kettle balls, pull up bar, etc? If so, the ceiling isn't finished, so insulation, pipes, wires, etc are exposed. Do I "need"to finish the ceiling for my target age group [20-30] to find it okay enough to use?

Minus ceiling cost, total to fit both spaces would be under $600. I think it'd certainly set me apart and allow for higher rent rate!
Thanks, VERY MUCH for your input!

Quote from @Uriah D.:
We are about to launch a 5 bedroom 2 bath house in raleigh just south of downtown on the other side of 440 near the farmers market. Our plan is to rent by the room with 5 individual leases for each room. Looking for suggestions for what furniture to provide for each room and the common areas, along with utilities. Our hope is for young pros or possibly end of college people along with older singles who work as tenants, but never know what is going to come our way. If you have any suggestions please send them my way. I would really appreciate any leases that support this structure. Rents will be between 500-700 a room. The house has undergone a complete rehab and is very nice.
