What pricing on the lots are you using for resale to developers for your analysis?

Once funded with private funds, do you start refinancing with an institution, bank, credit union, etc? This podcast made it seem that they close their deals with private financing then immediately begin refinancing in order to pay off the private lender, and the bank they work with counts the private loan as a cash transaction so they don’t have to wait for a seasoning period.

How did you find your “angel” investor, what type of deals are you buying and what I’m most curious about- how do you structure your deals?

@James Gates I’m halfway through reading David Greene’s book and have had Huntsville on my mind while reading it.

It sounds like you really leveraged the power of relationships in this deal. How did you go about finding your wholesalers? Did you go to a meetup while on your trip or did you research contacts ahead of time and pre-set meetings with them?

I’m also curious how you estimated the rehab costs (before tacking on your contingencies). Did you have a guide you used or did the inspector help you form your opinion?

This inspired a lot of confidence and helped prove the proof in the pudding. Great job, looking forward to hearing about more of your future success stories!

How did you go about determining the necessary repairs?

@James Allen Hi James, where in LA are you located? My wife’s extended family just moved to Huntsville because her uncle is opening up an Aerojet Rocketdyne facility, which opened me up to the possibility of investing in the area. If you are keen, I would be interested in meeting up for a coffee to talk investing in the area. I’m still a beginner and haven’t invested anything on my own, but I think this could be a great market to start.

Joe Fairless’ Best Real Estate Investing Advice Ever podcast has great advice for investors getting into multi family investing for the first time, from framing the right mind set to the technical aspects. I have found it’s a great educational tool!

@Alexa Martinelli from my understanding Alexa, it would depend on who signs as the guarantor for the loan. Typically that’s someone from the GP side.
