i had a 203k loan done by John Lippello with prospect mortgage. they are out of sewickley. If you decide you want to do an FHA loan without the 203k and fund the repairs yourself, you should have a relatively easy time getting one of these though Howard Hanna. MY mother works for them and she could help you out in that case.

Good Morning BP Members,

I am currently making my first lease for my rental property. I wanted to get some input on things to include in the lease and get everyone's thoughts on other things they might include as well. below is a list of general things i have already included

1.address rented

2.dates of lease

3. Payment (due date, type accepted, location accepted, late fees, returned check fees, security deposits, utilities)

4. no sub letting

5. maintenance 

6. no repairs and alterations without consent

7. violating laws and disturbances

8.pets

9. landlord's right to access

10. extended absences by tennant

11. possession of the premises

12. rules and regs

13. payment for court costs if necessary 

14. disclosures if any exist

15. accepting legal papers

16. validity

17. grounds for termination

I've read on here about people including things like rent goes up 3% annually on renewal in their tenant's lease. Is there any other good things i am missing that you guys would recommend or anything you discovered worthwhile to include.

@Matthew Stapleford I was looking in those areas to invest but after some i spent some time in the areas, I did not feel comfortable or safe. Granted I was going to be living in one of my units but still. the neigborhoods i tried to focus on were Mount Washington, Mount Lebo Crafton, Collier, and Bridgeville. Just neighborhoods that seemed nicer and more liveable to me. help this helps

Hey Everyone,

I closed on my first duplex in Pittsburgh, Pa last week. It is in Mount Washington. It is totally liveable right now but i want to upgrade somethings to increase the rent value as well as the property value. The 1st floor unit is currently rented out. They signed a lease with previous owners through August. I think their rent is super low for the area but nothing I can do until their lease runs up. The second floor unit is the unit i will be living in. I feel like I am off to a good start and can not wait to keep going and learning more and more.

hey all,

I am doing my research on type of loans i can get. looks like i am going to go for the fha because of the 3.5% down. I know that the keystone loan assistance program exists also. I am wondering if i could use this program on a four unit though. I heard somewhere that it can only be used on a max of 2 units. Does anyone have experience with this assistance program that could answer my question.
