If your driving for dollars looking for multi family properties. What is the best way to find out where these small multi family properties (2's, 3's and 4's) are? I guessing these properties aren't in residential neighborhoods, but maybe I'm wrong.

Thanks for your response Desi. 

There are a lot of directions that you can go with real estate. Right now I am focusing on small multifamily properties to buy and hold. After I get comfortable with those I will look into doing flips as my next step. Notes will probably be a lot further down the road.

I know they are selling at a premium which is a little discouraging. What is the best way to find deals?

Hi all. 

My name is Brian Ewell. I am relatively new to real estate investing, at least what I now know about investing. I have 3 rental properties that I acquired kind of haphazardly. I didn't really know what I was doing when I got these properties. I haven't done great, but it hasn't been bad either. I have gained a lot of experience with these. After dragging my feet, I am now ready to move to the next step and buy a 4 plex. I am grateful for bigger pockets, because now I feel better about how I qualify properties before I buy them.
