I live in Salt Lake and have found it hard to come across a deal where the numbers work. I have started looking in places outside my area, but I'm concerned that because I'm so far away I won't be able to make the right decisions when problems come up. 

In Salt Lake a 4 plex is about $350K to $400K and in Las Vegas it's about $200K. Rents are a little higher in Salt Lake but not much. 

Has anyone bought and rented in areas outside of their home area? How did you do it?

I have a full time job and can't just leave for a few days when I am needed.

I would get a better bang for my buck it this area, but I'm unfamiliar with it. I would need a good/trusted property manager etc.

What are some good action steps to do this?

It took some time, but I did find out how to do this online. 

I just went to the county assessors and found the code for multifamily properties and searched by code. All of the properties came up. 

There is also a link to find out the address of the owner to see if it is different from the property address.

Do you know if you can do that online? If not, I will go down there. 

This is a great way to find where they are.  Do you drive by these and see which ones are run down and try to contact the owner to see if they want to sell?

You really need to familiarize yourself with your market and know where the product your clients want is.

I don't have access to the MLS, but will look into finding brokers on loop net. I think that looking at the zoning of the neighborhoods is a great idea too. Thanks

Brian - Everyone has access to the MLS. You just need to register and then you can search for all "active" listings on the Wasatch Front MLS.

Go to www.utahrealestate.com  - click on "sign up" in the top right corner.

You can also have a realtor set up automatic hot sheets, where you will be emailed any new property meeting specific search criteria on a weekly, daily or even hourly basis.

Driving for dollars probably isn't the best way to find off market multi family properties. My next step is calling/visiting local property management companies to see if they know of anyone that is looking to sell. Possibly out of state owners or owners that have had evictions.
