How long has the property been listed? Can you post a link so we can look at the description and the pictures. If not, how many beds and baths and what is it listed at?

It is definitely easier to place someone in a property in the spring or summer than in the winter. I have found that if I want to rent more quickly in the winter months I have to be slightly under market rent unless the unity is really desirable. If you weigh the lower rent vs the month(s) of not getting rent it may make sense and it may not. I would think it should pick up in February and then definitely into March.

I didn't read all of the posts so I apologize if this was already said. When I was getting started in the beginning of 2017 my wife wasn't completely on board with me investing in real estate. She is pretty frugal but she is very risk averse and the unknown of being a landlord scared her. I heard on one of the podcasts that a guy takes his family on vacation for every for every 5th (I think) transaction. He also mentioned having a Lamborghini so he was obviously doing pretty well for himself. I didn't think I could pull off every 5th transaction but I told my wife that we would take a family vacation anywhere in the lower 48 for every 10th transaction and then anywhere in the world for every 50th transaction. I bought my first rental property in September 2017 and just over a year later I have 7 units, 1 flip completed, and two flips in progress. Time to plan our first trip!

@Dylan S. Glad to hear the first deal is working out! I am always available if you want to grab lunch or a coffee to talk about real estate and/or partnerships.

I can give you my insight which is that working with a partner can be great but even with two of us we have found our biggest limiting factor in deal flow is money. My business partner and I ended up forming another company and bringing in two additional partners that were already doing flips in the area to help increase our capital and our ability to do more deals.

@Jackson Wu Is there a lot of other prep work? I just paid about $2k to do a whole house but that included painting the walls a lighter color and repairing all of the small cracks and holes from the previous owner hanging pictures and shelves all over the walls.

I own 3 units all in central PA where I live. I purchased my first unit 6 months ago and my plan is to add 4-5 more properties to my portfolio this year.

Hi Brajan, Have you thought about attending a local networking event? There is a LIMG (Landlord Investors Mastermind Group) meeting coming up on Thursday, December 21st at the Red Lion Hotel in Harrisburg. I have never gone to one of the meetings but I plan to go this month. the organizer is Judah Hoover from Slate House Group.
