Investment Info:

Single-family residence fix & flip investment.

Purchase price: $230,000
Cash invested: $110,000
Sale price: $410,000

One level 3 bedroom, 2 bath on an unfinished basement renovated to a 4 bedroom, 3 bath home.

What made you interested in investing in this type of deal?

Very familiar with the area.

How did you find this deal and how did you negotiate it?

My husband knew the owner.

How did you finance this deal?

Hard money.

How did you add value to the deal?

Relationship building with the Seller to sell to me versus the many other investors and wholesalers making offers and my knowledge of the market and area. I understand what makes a property attractive to sell. Keen eye for detail.

What was the outcome?

Profitable

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

On this deal, I used a project manager due to the extensive nature of the remodel. Smaller projects I am the project manager.
