As a member you get access to all the forms you will need for a CA landlord...and they are constantly updating the forms to comply with whatever the legal landscape is. I use their lease forms and their forms are more comprehensive than the typical CARS form. It is worth the $100 annual fee!  CAA also keeps you in the loop on upcoming laws, threats, etc.

Hi, I think eviction moratorium will be lifted soon, you may have a little bit of a sticky situation with your tenant but I like to take the long view...if everything else checks out on the property, ask for a little discount and buy it!

You will be so happy you did 5 years from now.   :-)

Hi Shawn, Idyllwild? Too far away? All the good Airbnbs are booked solid, I think there is opportunity there for a short term rental. Also Coachella Valley, Palm Springs, Palm Desert, etc.

Hi, you never know time length, sometimes 1 or 2 years turns into longer?

My vote it to buy.

My bet is that downtown will turn around much quicker than anticipated....once restaurants and bars are able to open you will see a surge.

Of course pure speculation....we will see!

I like the idea of duplex or triplex and having tenants cover part of your mortgage. You can live in the main unit and rent out the rest, just don't buy a multi-unit that has existing super long term tenants. Existing tenants are OK, as long as the rents their currently paying are kind of close to market. You can set up the property where you aren't bumping into your tenants every day as well.

I disclose to the appraiser the work that has been unpermitted. Often times the appraiser will add some value to the unpermitted work.

Hi Jennifer, try going on Next Door and ask for recommendations. Also please look at your rehab numbers and scope and try to work on a cosmetic rehab as opposed to something too crazy and deep. Tenants want clean, light and bright and safe.
