Jason is correct would love to help you unpack some of the nuances with an intentional purpose as I am both and agent and an STR consultant. Operators that are struggling have especially failed to develop intentional marketing, branding, and design and then sustain that with solid systems on the backend with operations. Plan for more of a capital investment up front to set your STR up for success.

Congrats on the new property, while its a competitive market, there definitely is a lot of opportunity for those treating their STR like a business. A lot of cleaning house is happening with operators that came in during the gold rush and didn't fully understand what they were doing. The good thing is is that there are around 30-40 open permits right now for you!

Hi Liz, As an STR consultant it really does very by the size of the portfolio. For 1-3 properties I implement with my clients the following:

- Guesty for Hosts w/ Yale Lock Integration for PMS/Automated Locks

- Pricelabs - dynamic pricing 

- Wordpress - Direct Booking Sites

- Stripe - payment processing

- Intellihost - Airbnb Data + Listing Optimization

- Turno - cleaner management

- Hostfully/Folio - Digital Guidebooks

- Avail for mid-term (30+ day leases and screening)

For 4+ Properties I Implement:

- Hostfully for PMS

- Remote Lock - for custom key codes

- Pricelabs - dynamic pricing

- Wordpress - Direct Booking Sites

- Stripe - payment processing

- Intellihost - Airbnb Data + Listing Optimization

- Turno - cleaner management

- Hostfully/Folio - Digital Guidebooks

- Avail for mid-term (30+ day leases and screening)

I applied on Nov 16, still waiting. I called about 3 weeks ago and they were processing 1 a business day. However, the lady that was doing the processing is out on leave and they only did 1 in the last 3 weeks. Super frustrating. I would recommend 5-6 months of reserves if you are going into investing in STRs in the high desert right now.

I am curious about this too @Danny Nguyen and @Beatriz Rodrigues. I am also wondering how long the permit process is currently, are we looking at weeks or months?  Anyone know?

We are looking at multiple properties in 29 Palms for short term rentals. I have gotten mixed information about how many short term vacation rentals can be on one lot. I believe I heard it was by acreage. Does anyone have experience with this?
