This sounds soooo fun!

Investing Experience: My ex-husband and I owned a real estate business together. We’ve done about 10 projects in Montreal, mostly buying plexes, converting them into condos and selling them as separate units. We’ve also done four in Chicago and one in Phoenix. I’m slowly playing a more passive role and will eventually be exiting that business as we “consciously uncouple” and starting my own - I’m on my second project in Denver with my new business partner, who's a real estate agent in Denver and would also love to come along for the ride!

What you want to learn: I’m interested in learning more about the particularities of the Denver market – I’m uncovering quite a lot of them! Which neighborhoods and types of housing will appreciate and why – not just what the next hot neighborhood is, but where fellow investors believe long-term stable growth will occur.

Roadblocks (if any) that you're currently running into: Financing is a bit of a tough nut to crack. As a foreign national (Canadian and EU citizen), it’s more difficult to finance projects.

A few sentences about you : I love to learn new things, am incredibly analytical and I really enjoy meeting new people and having great conversations. I’ve recently discovered that the 9-5 lifestyle isn’t for me - I’ve been bitten by the entrepreneur bug and I absolutely love everything to do with real estate. I travel back and forth to Denver often but I’m based in Montreal. Oh, and I’m fluent in French. Bonjour!

Hi everyone! We're looking to furnish a rental unit with relatively high-end furniture and appliances. Any tips on warehouses, wholesalers, etc we can visit to find some great deals? We'd be open to second hand appliances, maybe even furniture. Thanks!

Hi! Currently considering purchasing a property that would have the basement (which hs two bedrooms and a separate entrance) as a short-term rental within the city limits of Englewood CO. Want to check in with my BP "experts" to see if I'm reading this right - the public consultation is to determine whether to regulate the short term rental market for ADUs, which in many cases is currently illegal (or not explicitly permitted) under city bylaws.

And the proposal is for owner/occupiers only to be able to operate STRs.

Hi Luiz! I'm based in Canada and we just got our first project (sold) under contract in Denver today. We had to use a hard money loan since I didn't have the min 20-25% down to get a mortgage as a foreign national. Royal Bank offered a mortgage that wasn't only for vacation homes, check that out. If not, lots of options but they aren't cheap....! Let me know if I can help.

Hi Marc! I talked to Royal Bank about purchasing a property in Denver (I'm also based in Montreal) and I believve they told me 25%. They are one of the few Canadian banks who operate in the US and do US mortgages directly.
