Steven Johnson - thanks for the welcome! The biggest factor left out of the financing approach is risk & peace of mind. You aren't factoring the extra RISK involved in relying on tenants to pay your bills... those are the two main reasons among many others!

Hello from West Michigan!

I've known I wanted to be a real estate investor for years and last month my husband encouraged me to finally get started. I will be investing in CASH which takes a lot more time and planning ahead...

I am in the process of obtaining my Michigan REALTORS license and have started a part time position as a RE assistant - although I know it isn't necessary for investing, I believe it will help me learn even MORE about the business (while giving me an opportunity to earn extra income).

I'm sure there will be few who will relate to my belief in Real Estate investing. I will not be investing until we have our personal home paid for. I will not be using financing of any kind for purchases and/or rehab work. I do not believe in debt :)

Although I have those guidelines down and they a non-negotiable, I also know that we have a modest income and I'm not sure how to make this happen as quick as I'd like.

Right now, realistically, I see us being able to start investing in 10-12 years (I am current 23 years old). By then we will have our home paid for and potentially another 20-60k saved depending on how my husband's income increases (In our area right now would be enough to buy a house - obviously the market can change a lot in a decade!)

I'm excited to use BP to help grow my knowledge, keep my motivated to save, network, and potentially learn of other ways to earn income in the field before investing ourselves :)
