I just finished the 3-day bootcamp and have signed up for the mentoring that includes sponsorship, etc.  Should I be concerned that the sponsorship is a red herring enticement? Comments appreciated!

Ga Tech has an architecture school so you can probably contact the dean's office. You can also post on Facebook or Craigslist. 

But Aaron is giving you good advice because getting red tagged on a project will add delays and costs that would otherwise be avoided if you used a licensed architect from the beginning. If you are planning on doing 2-3 projects per month then you are likely going to be in "active" areas, which mean the inspectors are also very active.

Depending on the areas I know an architect who might be suited to the as-built projects you need done. PM me.

Couple of thoughts...

1) As a general rule, City of Atlanta rezoning is tedious and time consuming and rezoning to a different classification I think would be extra difficult. Do you have examples of other nearby properties that have won such approval?  I think you would be well served to go to the Zoning dept and discuss the property with the guys down there to get their input and advice.  I have found the City's zoning dept to be very helpful.

2) while you're down there, you'll want to also meet with someone in the Planning dept to confirm that if you demolish everything except part of the foundation, is that considered a renovation. If so, then have them confirm that you can reconstruct the quad from the foundation up and remain compliant without having to rezone.

Thanks Brent. I have done renovation flips in this neighborhood and the right opportunity came along to build a new. I may become that developer :)  I'm not desperate to sell, just eager. 

Can you clarify what you mean "don't do that" again? Don't do what?

i have a house that is new construction and I'm not getting any offers. The neighborhood is great but I'm on the early side of new construction. Most houses are renovated bungalows. So my price is at the top end. It's been listed for 20 days and i need to consider alternative ways to find my buyer other than MLS and my realtor. I was told about this book, and was curious if anyone had success.
