I manage 3 properties and soon to become a realtor.. What is the best App for Lease Agreements, work order, collect rent online, mileage counting for Realtor showings etc??

Can the Tenant change and initial NEW Lease Agreement with out Landlords approval? Should Landlord provide a New Lease Addendum?
