I've been thinking about starting a Real Estate investing services business.  What services do most Real Estate investors need.

I was thinking, Clean out/up when you 1st get the property and construction clean up. Staging. Landscaping upkeep, mowing the grass, shoveling the snow, etc.

How much do people pay for these services?

Hey Pauline,

we should keep in touch, so when one of us makes a break thru we can help the other.

Hello fellow investors,

I’m looking to start some Real Estate investing side businesses.

Cleaning: both the cleaning out the properties when you first get them under your control and construction cleanup.

Moving Co: Something to offer the motivated sellers and your retail buyers

Staging: This one is obvious. Also could include photography, so you can get good pictures of your finished properties.

Landscaping: Either to pretty up your properties or to keep them pretty while you work on the house and trying to sell the house.

If you have others tasks that could be farmed out let me know.

Two questions for you….

Do you have people in place for these tasks? If so, how much do you pay them?

If you don’t have people in place how much would you be willing to pay to take these tasks off your plate so you can work on your business?

Hope this doesn't cross the line, I'm not trying to sell something, looking for some insight on how to go about setting the companies up.

Any feedback would be appreciated.

I had the discussion with my broker and it came down to if the property transfers to my name or a name of a company that I have interest in, then it would be considered a transaction and falls under the broker rules. However, assignment contracts aren't considered "real property" and doesn't transfer ownership...just the right to purchase. Find an attorney experienced in this area if you have concerns.

Tim has it correct. MNreia has a Wholesaling 101 class the 1st Wednesday of every month. Some people might even tell you that wholesaling is illegal. It is perfectly legal and you don't need a license because like Tim said you're not selling property, you are selling the rights to the contract. Or you're selling your position as the buyer of the property.

How do I go about getting started without Capital? Or where can I go to get this capital?

Thank you

So might be a question for my CPA.

Sorry. I will try again. Yes, we are currently living\renting in a townhouse. I'm just starting my business. At a certain point, I want attain a rental property or two. At that point, does it make sense for Mr and Mrs Smith to be the 1st renter for Smith CO. LLC?

My wife and I are living in a townhouse. I was thinking we would rent my company's 1st rental property. Would this be a good idea?
