Lawrence,

I am part of Jake & Gino. For me, its been totally worth it. I don’t have a single regret; if anything, I regret not joining sooner. There is more support than you can use.

Ive personally been in real estate for about 10 years, and I underestimated the education component before joining. The program is extremely well guided, organized, and complete. The coaching is also amazing. Everyone is easy to reach and  willing to help.

Sure you can find free content, but if you are like me, going the free route will have its limits as it will require very significant effort to get similar value. The networking is also incredible. The community has a very authentic feel and everyone is willing to help.

There are many successful real estate investors that have gone at it without a mentorship program. However, personally, going through Jake&Gino has been a game changer. I wouldn't be where I am at and wouldn't have nearly as many deals if it weren't for the program. I have found partnerships, confidence, experience, capital, vetted vendors, and deals through Jake&Gino that I wouldn't have otherwise.

It has made my journey a lot easier!

Best of luck,

Bernard

Hi Nick, i think i put it under contract but it fell through. I did do a few other deals and happy to connect. Thanks

@Joshua Weidman,

Thanks for your message. I did end up investing in South Florida. I ve also become somewhat active developing. I never did anything in Indianapolis. In the end, I felt it was too far away for me and my goals, as completely passive was not my thing.

Thanks for the insight.

Thanks everyone for your comments... I will keep looking into this market.

My bad Bob. I meant lower rent multiplier. Thanks for pointing that out.

Hi Everyone -

I am thinking of investing in the Indianapolis market. I like the lower price entry point, followed by higher than usual cap rates and rent multipliers. My goal is to do cash-flow properties, not really worried about appreciation.

I would be an out of state investor working with a turn-key company. Other than my primary residence and out of country, this would be my first investment. Any thoughts on going with this approach? Any turn-key property you can recommend in the Indianapolis area?

I have also considered doing turn-key in my market. I would just feel more comfortable being guided in my first investment.

I know many people recommend not to do out of state, but comparing the rent multipliers in my area (south florida) with those in markets such as Indianapolis, it seems as if the difference can well pay for the property management and still leave a better return.

I am actually flying up there Monday for the day to learn more about the area and meet a few people. What do you think of the Fountain Square area in Indianapolis?

I appreciate all feedback.

Thanks

Hi Everyone -

I am looking to buy a multifamily property in North Miami, Florida. I want to put in an offer with a 7-day Inspection contingency.

Can anybody recommend a good property inspector in the area? How much should this service cost? It is a small, 4 unit multi-family. About 2,800 sq ft total size.

Thank you,

Thank you all for your valuable input. I think I will sit out on this one since rental being my primary objective doesnt seem to be that great.

Hi - Has anybody heard of a city called Ave Maria, Florida? My realtor is pitching a development there pre-contruction called Maple Ridge. Wanted to know if its worth the 2 hour drive.

Just wanted to know anybody's opinion on this city in general, and if they think it is a good rental market. I would be buying a property there to rent. I feel pre-construction is not the best deal, but these are very nice homes.

Thanks,

I would like to know if anyone can recommend a multifamily home broker, or how to find one, in South Florida. This is my first MFH investment and any tips are welcome. I would also be interested in maybe finding a wholesaler who can bring me good deals.

I can be patient and would have the time to wait for a good deal and hopefully find a broker who I can work with long-term, as hopefully this will be my first MFH investment but not my last.

Thanks,
