The goal is to get the house before it gets to that point.  If you find a distressed owner you can work with them.  Maybe I can buy the house via sub2 existing mortgage and only out of pocket is back taxes, maybe I can buy the house at a steep discount etc.  Once the town takes it back for taxes it could be years before they auction it off.  My town alone only does it once every 3 or 4 years so these houses just sit there.  Once they do, now I have to compete with others for the property causing me to pay much more.

Cold Calling Question:

Cold calling absent T owners is not a problem but I’m curious to hear what people are saying when calling Tax Delinquent owners, preforeclosure even, D4D but are not vacant? “Although calling and saying hi I’m calling because you can’t seem to pay your bills, does this mean you need to sell your place?” Would be a great way to measure the speed in which someone goes from Hello to cursing at you. =)

According to a conversation with Sr Planner at the Worcester Planning Division, the lot meets frontage and square footage to build a new duplex. Existing duplex ARV $249-255K, repairs roughly $50K. Ok so overall general consensus..  Plenty of deals out there simply not worth your time, money and energy.  Thanks all! 

A question for my CPA/Tax professional, I understand however I honestly don't have one set up yet so this is just for general understanding purposes at this point. 

Using sites like Upwork allow you to easily claim the expenses for the work completed.  However how are you (or can you) claim the expenses paid to over seas freelancers when working with them directly and not through a 3rd party site like Upwork? 

I'm curious - Has anyone here sued a seller for selling a house after a purchase agreement was signed? I have an agreement signed but it appears I have an unethical seller who is still trying to sell the place.

I'm ISO $206K in return a 8% interest only payments for 2 to 4 years and you will hold 1st position.
