I have the opportunity for a sellar financed RV park. I am looking for resources or advice on how to analyze the deal. I also don't know if it's feasible to do this from about 2 hours away. Any resources or thoughts are appreciated. Or any contacts to reach out to.

I'm in a more rural area and wondering if a Class A neighborhood or location in a bigger metropolitan area is considered the same as a Class A area in a smaller or rural town.  Or if the small town class A is more equivalent to Class B or Class C in a larger town.  

And with that do you have any good resources or ideas for helping determine the class in more rural areas where there can be less clear cut or obvious designators?

I'm wanting to get into investment properties. I have unit I have found on the MLS that looks to have potential. It is a 19 unit building. This is my first step into real estate investments. The numbers look good as I take the plunge. I have lots of questions, but my biggest question is, when viewing the property are there any dangers or warning signs I should look for? The property also comes with a person who lives in one of the units who the seller says in the property manager. What questions should I ask him?

Any advice would be appreciated or signs to look for.  Don't want to get in over my head, but also know it's a great way to learn.

HI Kim,  

I am not a fan of pivot tables, as they can break when you do manipulations like this.  It is often easier to add the rows/columns you want outside of the original pivot table.  There are two options for this then.

1) use the pivot table, add your new rows with the formulas.  Then create a new sheet, referencing the cells on the pivot table to create a new table with the data in the order you like. 

2) use a series of formulas (sumifs mostly) to create the essence of the pivot table, but more stable and you are able to split it up and divide how you want with new rows in between.
