I am staying wondering why there is so little information on tax liens,  i read some books on notes and foreclosures but looks like a big secret here... maybe that's the reason... i need to go into this to find out :)

I used to invest in NY and NJ, now I got my eyes on Scranton PA as the return makes much more sense, i heard from multiple people that Scranton is very street-by-street different, can anyone be familiar with the area and tell me which sub area i would like to stick or to stay ways?

I was planning to flip this for an end BUYER , as this is not worth it for LTR if I get less than $4500 per month, vs the market which is around $2500

i see on https://www.airdna.co/ that this can make around Net Operating Income $52.8K

Just bought a single family in upstate NY (Maybrook), and I am considering doing STR at least until the spring when it is a better time to list .

I am looking for an STR managing company to do it A-Z, any suggestions or pre-cautions welcome

@Jason O'Day thanks so much for your advice, just bought a single fam in upstate NY , and I am considering doing STR at least until the spring when it is a better time of flipping, i am looking for an STR managing company to do it A-Z, and i stumbled into awning  I will be cautious now.

i am actually in contract on a six unit , and i was told its not rent controlled , i called the city and they told me its in fact controlled, and the last time it was registered was back in 2013, the current seller owns it since 2017, so it looks like no one cares about it (until a professional Tennant comes  to court )

does anyone have experience with the city of peterson rent control ?
can i make the rent for what it would be like 3.5 hike each year since 2013?

i called TD Bank back in Nov 2022, and the Rep told me that they are still doing it , and that he knows about a lot of banks that disscuntinued the HELOC service, but TS is still open for HELOCs .

i'm waiting more then 2 month now , for an adjacment court date in Newark NJ ,for squaders i have evicted from the upper units and they have simply moved into the baesments ............. they wanted 10K and give me a disscount for 7K cash for keys .........i don't trust them with that , since they don't act as humens at all .........

I’m using Zillow rental tool for a background check, my contractor who i know for a couple years now has referred me this guy who is his cousin, who is probably an illegal alien, he Looks like a nice guy but its not bringing up a report, because there is no  information on the report, I couldn’t find the numbers he gave me on ''Been Verified'' either .
However its says on the Zillow application ''IDENTITY VERIFIED'' ( not sure how it works if they have no report ) .can i trust my intuition and the referral of my contractor?
