When you start finding leads, please send em my way, I'm a buyer in that area. So, there's one! :) 

Looking for 3/2 SFH's with a market value of 100-150k I can get at a 25% discount to market value in areas like Murf, Smyrna, La Vergne etc. Anything outside the city center. Good luck finding leads!

Hi BP community,

I live in San Diego and I am looking to buy my first RE investment, which will hopefully be a multiunit out of state, wherever has the best macroeconomic trends and best bang for your buck. That’s why I am posting this: I need your help. I am having a hard time figuring out how to go about researching and getting real, reliable data on macroeconomic trends and cap rates for all 50 states. I am currently looking into Texas for obvious reasons, but even that is still a dizzying task: deciding which county, city, neighborhood... I would appreciate anybody sharing with me ways that they do real bottom-up fundamental macroeconomic research on RE markets, and/or any state-by-state or even city-by-city cap rate charts. I am trying to get all the data I can so that I can guard myself against falling for confirmation bias, then, once I pick my ideal market, I will take my next steps. I would prefer any data, reports, trends and analytics over anecdotes. I appreciate your help greatly. Thank you!

Hi @Kevin Tran ! Yeah it is still pretty expensive... What else is new... too bad I wasn't out here in '09. :) I am looking for a duplex in SD that fits the 1% rule, extremely difficult to find. Of course I am not very experienced so I am most likely drinking from the trough as far as good deals goes. The more I learn, I will contact the right people who can find the deal. Also there are foreclosures that provide good deals, I just need to learn about buying foreclosures.

@Ziv Magen thanks for the encouragement. I agree with you. My first step though is to buy a duplex in my region so I can live for free, or at least at a deep discount. Then I will investigate remote RE investing. Thanks!

Hi Gulfield,

I am looking into doing this same thing. I'm in san diego and looking at getting a duplex, hopefully with a FHA. My main concern is that they might be too expensive for the "rules" and ratios advised here on BP, or that otherwise it wouldn't be a great deal. I am really new to RE, but I was wondering which posts you read here that got you so on your feet that you went and pulled the trigger with ONLY 4 POSTS ON BP! It seems like you didn't even have to ask questions! Any goldmine articles that would help me understand what to look for in a SD duplex?
