Hi Brian- any update on the property?  Were you able to get tenants? is it cashflowing?  I went to college at UNA and would appreciate the incite,as i have been looking at the market as of late.

Congrats, Amanda! I just completed my first BRRR as well, and boy, I did not sleep a minute the night before my appraisal! Great story!

Hey Friends - at my 9-5 (institutional fixed income sales) we have a Tuesday morning round table where we share what is working, new ideas, and new strategies.   I am looking to do the same with this forum post.  Up until this point I have exclusively been driving for dollars, as the sun now sets here in Memphis around 5 pm, I need to learn to utilize other tools. 

So - I have signed up with PropStream.  I have spent several hours punching around, and really haven't come up with anything I feel is a compelling "warm leads" list.  I am hoping someone out there is willing to share their "secret sauce" in terms of what filters to use. 

I guess I should also mention my goal. I am trying to buy 5 SFR rentals in the next 12 months, utilizing the infamous BRRR method.

Investment Info:

Single-family residence other investment.

Purchase price: $77,500

House in Colonial Acres (38117), was vacant for 9 years. Purchased without seeing the inside of the property. Use hard money for purchase and rehab. Purchased house for $77,500, and spent $28,000 on renovation. I used to be a contractor and did 90% of the work myself.

What made you interested in investing in this type of deal?

I love the area. I have lived in this neighborhood for 9 years. I ran the numbers every way imaginable and they worked.

How did you find this deal and how did you negotiate it?

This house is on a 5K route I run from my house. I located the owner via tax assessor. Long story short, 6 months after calling and negotiating she decided to sell to a wholesaler for $15K less than I offered her.. Haha still don't understand that.. I then found the wholesaler and purchased the property from him for $15K more than I offered the original owner. Long story short that wholesaler clipped 30k very quickly.

How did you finance this deal?

100% hard money to purchase and fund the rehab. I am doing a cash-out refi this week and will be getting close to 30K back.

How did you add value to the deal?

I did nearly all the renovation myself. I take pride in my work and make sure everything is done perfectly. I chose not to do things that look good, but things that will last a long time - For example: covered the entire north face of the roof with Ice&water, I know this roof will last at least 20 years.

What was the outcome?

I have a Tenant moving in next week at $1500 a month.

Lessons learned? Challenges?

Forever subbing out Demo work.... Never again will I do that...

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

No

It is a 3/1 in Colonial Acres (38117).  I wasn't sure at first if I could get 1500, but chose to go with top-end finished on rehab (granite, nice cabinets, bathroom reno etc..)  and had about 20 applicants in the first week!

Hey BP friends!  Just wanted to update:  I am refinancing out of hard money on Friday.  My appraisal hit the numbers and will be able to pull all my cash out!  I have signed a tenant at $1500 a month! Thank you all for the advice and ecouragement.

@Tyler Tapley yes that is where the units are located. There was a recent assessment for roof replacement that the seller has agreed to pay off for the roof replacement. That has been a concern of mine, as I have only owned SFR to this point.

@Cj Powderhorn, if I brought all 6 units up to $800, the Total rent would be $4800(-1080 HOA) = $3720 which would still exceed 1% rule. Am I missing something in my calc? I estimate after loan payment, taxes, insurance, Free Cash Flow will be around $1350.

Good Evening, BP!  I have always heard if you can find a deal the money will find you.. Well here is the deal: 

6 condos in a complex

Avg rent roll $700 / market is $800-900

HOA is $180 a month per unit

3-4K in Reno as tenants turnover is needed
Seller will take 290k for all 6

I do not have the liquidity for 20% down and do the renovations. 

Seller is Not open to seller financing.

I am a Rookie, and do not have an established commercial lender relationship.  Looking for advice, ideas, recommendations.
