You are all confirming what I am seeing and hearing as well. But I am confident that deals can be found in any market. 

Since I intend to occupy one of the units, I would get a 15-day advantage over investors as an owner occupant, should REO multiplexes pop up on the MLS. They tend to be very shy to come out these days, but we never know. I am also scootering for dollars when I have a chance, and try to knock on some doors when courage lets me.

@Nelson Leal I absolutely love the idea of meeting all together, share our goals and maybe help each other all get there.

Hey @Austin Peck, thank you for that! this could be a solution for me. I would need to figure out where to store my furniture in the meantime. I will keep this in mind and let you know when the time comes.

I might as well add something to this thread which follows the previous post.

I am currently subletting a 3 bedroom townhouse in Fort Lauderdale. Living in one of the bedrooms, renting out the second one on Air BnB, and the third one to Bluewater Training Students (which is a quick 1-minute walk from the house). The current lease ends on October 31st, and as I am fully committed to acquiring my first property before the end of the year, I do not wish to sign a 1-year lease here. Any suggestions on finding temporary -but not crappy or way too expensive- rentals in Fort Lauderdale?

Hello everyone! 

Looking for a lender recommendation and possible deals in the Broward county area. After a year of educating myself and building up confidence, I am now actively looking for a triplex or fourplex in Broward county to house hack. I have a little over 35K saved for a down payment and would ideally like to use a percentage of the rents to help me qualify for a bigger loan, as my current W2 income is not that high. 

I would love to get the chance to talk to someone and discuss financing alternatives. Based on the current market, it looks like a FHA could work, but I would prefer to avoid having PMI, rather trading it for a 10% down payment (?).

Also, I am always available mornings before 8 AM and evenings after 5 PM; so If anyone wants to meet and talk real estate, hit me up! I live in central Fort Lauderdale and Work in Plantation.
