@Robert Gunby Wow that is very interesting! How did you go about estimating the reappraisal value without using NOI and cap rate? Was it based more so on comps? Just trying to understand how the value of these types of properties work, since they are such a unique class.

@Jonathan R McLaughlin That is a great analogy haha! I appreciate your response and it is cool to understand how certain decisions can make a deal worthwhile in this industry. How did your first deal go in the commercial side of things? Were there any particular challenges you remember facing that could’ve affected your “make or break” aspects from your post?

@Dan L. That’s a good way of looking at things. Right now I’m really looking to focus in on whether to push my energy more towards searching for the commercial brokers/connections vs the residential side, so I really appreciate your insight!

@Erik W. I appreciate the insight. So essentially what I’ve been hearing is that 5-20 unit properties are a great place to start, build experience, and establish a track record with commercial lenders. In your experience, do you find it easier to find (and manage) quality deals that are 2-4 unit residential or 5-20 commercial? I understand that they are very different, but I am essentially trying to learn various strategies that I can begin to build a tean around.
