I have relied on Direct Mail Marketing for the last 12 months to close 18 wholesale deals.I started wholesaling 16 months ago and wanted to do anything I could to get my feet wet closing deals.Now with the market getting tighter and my direct mail leads getting more scarce,I realize that I have to think outside the box in order to survive.Please comment if you have any low cost lead generation techniques that are working for you.

Thank you Greg for your reply.I have seen other people use 8% for for their vacancy allotment on cash flow analysis so I feel like this number is a good number.

I wanted to ask if someone could tell me what percentage of rent payments they use to cover vacancy and maintenance costs.

Hello my name is Bo and I am new to REI.I live in North Dakota and tried to research N.D. real estate law to find out if wholesaling is legal in North Dakota.I would appreciate any information on the legal right to wholesale properties in North Dakota.
