Quote from @Nicholas L.:

@Benjamin Thomas I don't think I understand your question - if you're finding these deals that allow for little to no money at closing then aren't you all set?

Looking for a different approach such as Bill Quigley's answer about Seller Financing

Is there any specific way you have done this or negotiated this in the past?

Hi BP,

I am a Real Estate Agent here in the Little Rock area. I am excellent at finding the right deals on and off market that allow for little to no money down at closing. I am looking for creative ways to create funding myself for deals I am able to locate before they hit the market.

Any advice on how you got started with little to no money down as a new investor?

Hi everyone,

Real Estate Agent here in the Little Rock area. I am excellent at finding on and off market deals here and creating opportunity in the contract for little to no money down for buyers. Looking for a lender or someone who is interested in funding deals to possibly partner with and/or support my portfolio.

Any recommendations on how you found financing as a Real Estate professional that could do your part by finding the deals?

DrivingFor$ is a great app to drive and find all owner information straight from the app (mailing address, phone number, etc). It allows you to pin addresses and later convert all addresses to a spreadsheet. You are welcome to Direct Message me for any questions you might have! Good Luck!

Hello BiggerPockets, I am a local real estate agent and investor. I am looking to get some perspective and opinion on rehabbing properties in the Central Arkansas Area. I’m looking for a local investor who’d be willing to share their thoughts on flips in a few neighborhoods in mainly the Little Rock area.

So I'm looking to buy a 20+ unit in the Central Arkansas area. I'm having trouble thinking of creative ways to cover my down payment or not have one altogether. Does anyone have any suggestions on how to go about this for this area? Do you have any experience do something similar in Arkansas?

Thank you in advance!!
