I hear your position and there is definitely the possibility of it producing instead of redistribution, however historically the patterns of consumers stay the same with or without an increase in financial position.  I’ve not seen a historical context where supplying a good or service simply based off of existence produced a long lasting positive effect on the health of the country or any country.  It’s even debatable that the easing of minimum wage raised the quality of life for the consumer in the long run, its simply added 4 points to almost every market on their cost of living index. 

But back to real estate - I don’t see how this helps the wholesaler or the broker in the long run either. Sure it will move everyone “up” a level if they so choose, but eventually all of us will feel the col increase and be back in this position 7 years from now except with a more expensive economy bust. 

Seriously - haven't we seen enough inflation through government regulations.  Just like in nature, there is a reason why natural fires happen, it clears the underbrush and allows for more growth.  We need less government - not more.  If there is a UBI, the average Cost of Living Index will jump everywhere by the same points.  No savings, just more money into the hands of those who have...

I think there is a simple answer to this -- Realtors are required to present any submitted offers to the seller. According to the NAR Code of Ethics and Standards of Practice for Realtors, Section 1-7 except for the following exception that says, "Unless the seller/landlord has waived this obligation in writing".

It does, however, have to be in writing - as an offer.

I am not sure what I am supposed or not supposed to do.

Your questions: best answer is to say my intent - I market to FIND homes that I can then sell to investors through an assignable contract. How I do that does include marketing, but it also includes a contract where I have money down. Do I market the homes on MLS, or even through local things - no, I market those homes to investors that I have worked with.

So, I am not sure what is the "wrong" part - or what to avoid?

Good morning!

I know that in my reading on here - there are some disparaging comments on those doing assignable deals, so I do expect some variable replies to this question.  BUT, in doing assignable deals in Arkansas - what are the ways to this fully legal?  Is there anyone on here that currently does assignable contracts in Arkansas?  Some of our purchases are outright, but there will be some that are assignable and I want do them the right way!

I would think so - I am a wholesaler and I find that BRRRR peeps are great to work with! Everyone wins when there is transparency!
