Hello,

I am 23 years old and I have 20k, how do you find off-market deals and David Greene mentioned subject to Financing where you assume the mortgage. Please Help! How do you find these

Hello I am a new investor at 23 years old, 

I have 20k and just wondering if someone can teach me how to do BRRR, I have the capital and just need the knowledge and how to look at deals.

For example, I found worth about 80k that is a quadruplex in a a little rough area, I can cash flow that property...I just need some guidance on how to analyze deals....also is it okay to buy in a rough area to start out.....

Please consider the following as you come up with your 10 year plan:

-90 percent of millionaires are from real estate- not stocks. It is not because you cannot be a millionaire out of stocks- some people are wealthy from this angle. It is just that a lot of people lose from individual stocks. For most stocks, you need to have a worldwide knowledge.

To be successful in real estate, you only need to know 1 or 2 zip codes in Columbus or another city in GA and you will be set. I suggest you use around 10K to 15K to get a hard money loan set up at 100 percent funding (no money down) to renovate a property and then rent it out- but do not target making just enough to pay the mortgage. Target at least $500 above your loan amount.

Start slow Benjamin but learn. Remember my mantra- not location, location,location, but instead be cautious, cautious, cautious!

ok, so like house hack for how long before I move on? Also, how long and what to do after

I WILL keep this short. I am Looking for a mentorship in the Georgia area! 

I am 23 years old, me and my Dad have been investing together over the past 4 years in real-estate....we just closed on our first deal which was:

275k Home which we bought for 255k......That home is nice but does not cash flow and just pays the mortgage.

I need a strategy on how to build wealth over the next 10 years....I currently have around 40k in stocks and looking for some insight.

I am from the Columbus, GA area, and once I graduate college I will be making 44k a year.
