A couple of experienced folks in the Texas arena are @Joe Fairless and @David Thompson.  They both offered me loads of great advice when I first started buying 4 years ago.  Interestingly enough, they're both going to be at the Best Ever Real Estate Investing Conference next month in Denver, CO.

@John Riggs looking forward to meeting a fellow Denverite and my attorney wife will be glad to have good company!  Have you looked at out of state markets for that first deal? @Marco Santarelli could definitely hook you up with tons of education and a turnkey investment!

@John Jacobus you're coming from a stellar money market!  After living in NYC for 5 years, 14 of my largest investors come from that city.  You'll be a guy to meet!

@Joe Fairless thanks for the shoutout!  Excited to meet all of the speakers in person after so many awesome phone calls.

As someone who's transacted on over 50 units I hit a ceiling with the standard rental model given today's market.  So I wanted to hear what's working from a broad range of experts in their respective fields to help me scale or pivot my business.

That was the impetus for this event, and I'm so excited to share it with everyone else who has already signed up.  It's going to be an action-packed 2 days!

Hi BP,

I have a local bank that has historically offered me a cash out ReFi with the following terms:

5.75%
25 am
10/1 arm
75% LTV
2 Points
No seasoning on title

The bank has recently been acquired by another bank and is no longer investing in this asset class. I have 2 outstanding SFR's that need to be refinanced ("exit financing").

Does anyone have any contacts in Richmond, VA or nationwide lenders that can offer close to if not equal or better than the terms above?

Hi Chetta,

If the property is on the MLS, the historical property taxes are typically listed on zillow, trulia, and other sites. If you search for the address you should be able to find the exact taxes that you would be charged. If that doesn't work, all taxes are recorded with the town and have to be made public, so you should be able to find them through a government site online.
