Keith & Patrick thanks for the additional info and knowledge. I intend on self managing this duplex which as of now rents for $1100 + $1400. I’ve self managed my first rental for 3 years and intend on continuing there as well. Both units rent about $200 under fair market price because the last landlord  didn’t have it set correctly and I don’t think factored in he was paying some utilities. 

The $1100 is a 2 bed / one bath and it should be renting for $1300 in this market. Especially with utilities being included.

The $1400 is a 3 bed 2 bath and units in town rent anywhere from $1600-1900 for that size.

If I did decide in the future to have management company come in that is something to take into consideration. I don’t see that happening now but obviously life happens and I should factor it as a possibility.

Johnny that’s actually not the case at all. We are just getting creative with the financing. I’ll leave that portion at that. 

The expenses are minimal because the house was gutted. All new plumbing, electrical, new flooring and everything. It’s in a nice town in CT.

Todd, this house looks to cash flow around $700 after mortgage, taxes, insurance and the portion of utilities id be handling. Once including repairs and vacancy it’s moderate, however due to the low amount of $ that I have to put into the deal I feel it makes it a bit more attractive for me. By no means is it a home run, but it should need minimal repair for quite some time and that’ll give me good opportunity to ramp up more $ for repairs down the road.

Greg and Eric thanks for responding. I appreciate it. This property is turnkey inside. Outside is in fair condition. It’s currently occupied. I’m buying from an investor I know and the current tenants have been appropriately  vetted. We were able to get creative with the financing as well to allow me to put down less capital which is why I don’t want to turn down the deal.

Hey Biggerpockets community,

I am in the middle of purchasing a duplex. This will be second property ( I have a 3 family). I have about 5 months worth of reserves after the new purchase. I feel as if I am still in a good position. Does anyone feel otherwise? Note* I am in no danger of losing my job (healthcare) and as of April my tenants at first rental all paid, although 1 is known for paying a litte late time to time.

Hi Nathan, thanks for the input! It’s a duplex. C class neighborhood. Tenants are a little messy but not awful. 2 bedroom 1 bathroom $1100 a month. Have occupied for 2 years and pay on time. I told them to set traps and I guess I’ll clal exterminator if problem persists?

Hi all,

I was informed by a tenant of mine tonight that they can hear mice in the walls. They saw one today and decided to bring it to my attention. I am assuming this can be dangerous if they are building nests or anything or biting electrical wires. My question is should I hire an exterminator or something? Or just set some traps and see if that works? Anyone have past experience? Thanks!
