I have personally rehabbed 3 buildings/14 apartments and 1 commercial space. My portfolio has sit stagnant for the last year and I would like to continue growing. I'm very comfortable with the strategy approach with multi-level buildings, utilizing the basement's, and maximizing value through section 8 opportunity zones. That said, very open minded to growth expansion and what strategies come with it. Located in Midwest (Chicago). Have been considering Detroit for investment in addition to our Chicago and Michigan locations.

Hi George,

I read your post on the 53 unit complex and am very impressed. That’s quite a feet you’ve accomplished. I am looking for some advice/input and was hoping I could borrow your expertise/lessons learned and experience.

My situation;

Presently, I have 3 buildings, totaling 14 apartments. All 1, 2 and 3 bedrooms.,2 are in Chicago, and 1 in Michigan. I rehabbed most of them myself, and also work a full-time job. So over the last 20 plus years, my wife and I are proud to have very modern and healthy units. They are sustainable and profitable.

What’s next?

As of last month we just finished our last two apartments, and I have recently begun thinking about our next steps for strategy.

We have a total of 3 building’s, encompassing 14 rental units. I’m debating transitioning into developing a larger 15 to 20 unit complex. Wondering what next steps for strategy could be? There is a grant program that I’ve worked before on a much smaller scale, so that’s an option. The more concerning/appropriate considerations are, do I need to sell our current buildings and do a 1031 Exchange? Can you even do that with development? I’ve owned my own property management and passive income investment company for over 23 years, but only for myself. I was told that investment companies would provide lower interest rates and very little down simply due to the age/good standing of the company/credit? Looking for advice/options and overall general strategy based around the considerations
