I live in Texas and want to buy property in Louisiana.

1.  Do I have to register my business as a foreign entity in Louisiana to do business?

2.  Are their any legal requirements that I must comply with b/f making a purchase?

Or is it as simple as just makeong the purchase and paying taxes in accordance with that state’s requirements/income tax code?

Hello Dale.  I'm a newbie as well.  Do not get discouraged.  I am also in pursuit of my first wholesale deal.  In the beginning I was confused about what too.   However, after I really thought about it a few weeks later and infused my thoughts with everything that I've read, heard and seen, a few days ago I came up with a simple marketing plan to get buyers and sellers.  I am by no means an experienced expert as I am on the hunt as well, however I would suggest taking a moment and thinking through everything you've heard and learned thus far.  Pull out one or two Mktg tips that are easily implementable and go with it.   I hope this helps.

Great advise guys.  Spencer I'm in the same place as you somewhat.  I've read, studied and listened to a ton of material.  I'm ready to go find deals, but not sure of the exactly which disclosures to provide/receive at the point of contract (other than the lead based paint & sellers property condition report) or like you said.  What to do first.  I also have somewhat of a fear that I will find a property, but no buyer since I do not have a buyer's list developed. 

Agreed.  I've been seeking and interviewing potential partners.  Thus far, no good prospects.  I'm sure one will emerge.

Hello Group. I'm a new REI and anxious to get my first deal on the books. I understand the wholesaling process, but a little cloudy on the assignment mechanics. Ex - Contract is for $120,000 and you find a buyer and assign the contract for a fee of $5,000. ($2,500 dep. & $2,500 at closing). Does the buyer make out the dep. to title company to be held in escrow and bring the remaining $2,500 to closing? I bring the dep. and the assignment contract to the title company. Or does the buyer, in agreement with the fee, agree to purchase the property on the assignment contract for $125,000 and the title company funds the wholesaler and seller at closing? I just send the assignment contract over. Thanks in advance for your help.
