Hello,

I'm an avid and thankful reader of BP and had a question about turnkey property in England. I have a nice 2 bedroom bungalow in a village just south of Cambridge that I've been hesitant to sell due to the current fiasco known as Brexit.  

I'm from Cambridge originally but have been a resident of Phoenix AZ for 20 years. I recently signed new tenants on an 18-month lease and was wondering about alternative exit strategies if I wanted to sell before the lease is up.

I haven't read much about single-family turnkey property in England, to be honest, I don't even know if they really do that there. Does anyone know who I could ask about this?

It is with a good property managemant company so I spose I should start there but I'd like to know a little bit more before I do. I'm not a motived seller at all just wondering about possible options.

There's lots of turnkey companies out there, some very good. I always start but checking their BBB rating. Morris Invest is an F. That's all the due diligence I need, really. On to the next.

@Costin I. Thank you very much indeed. Exactly what I wanted to know.

Does anyone know if you can tie together several paid off properties so that you can have one large equity line? To clarify, if you had 4 rental properties at about £125k each (free and clear) could you then get a HELOC for something like $ 250/300k? It just seems neater than having to use several lines of credit to buy a £200k house.

I hadn't actually thought about flips and to be honest I'm not really sure what that means.  I'm just researching turnkey real estate companies for cash flow.  Memphis Invest may charge more initially but they look like they're here to stay and I'm happy to grow into nicer cash flow.  Mortgages will go down and rents will go up, I want a TK that will stick around long enough for that to happen.  Their property management division appears to be second to none, for me that's worth paying for.

Again, I'm quite new at the concept and still looking.

Thanks very much for all responses it's a great help. Jonathan, thanks for mentioning a few others to look at. I was rather under the impression if you wanted to notch TK Memphis invest was about it. I'm glad to hear there's competition. I'll look at all of them. By the way, I'm not limited to Memphis but, as I said, I thought MI were the best.

I'll keep looking but it does seem that you pay the most for the best.  I'm not so sure I have a problem with that.

I've done some research on Memphis Invest, spoken to one of their sales team on the phone and have a close personal friend who's been investing with them for nearly ten years.  They seem pretty great to me.

Just to play devil's advocate, does anyone have anything bad to say about them?

WOW, what a roller coaster.

I just read this whole thread.

Woke up this morning looking for a turnkey real estate company, never having heard of USREEB. By page 2 I'd fallen madly in love with them and was reaching for my chequebook. By page 4  I was seriously starting to reconsider and now I've finished the thread all the blood has drained from my face.

Thank you, thank you, thank you bigger pockets and all who contribute. It's now you I'm madly in love with.
