For those just starting out, it’s really easy to feel like the opportunity to make money in the housing market is lost. I can remember 5 years ago bigger pockets podcasts talking about how the market was tight. And it’s much much tighter now. I see people who’ve been buying property for a decade say the market is too hot to make money right now. 

Its easy to feel defeated before even starting. Like it’s stacked against you

Ned Carey I do not have enough money to do a flip of my own. He also has experience doing flips and I do not.  I have  been working on one of his flips and we both have different skills in construction.

Hello, I want to get into flipping with a friend and creating a partnership. We’re still trying to iron out as many details as possible before getting into the partnership. 

We both we will bring cash and purchasing the flip in cash. We both do construction and will be doing much of the construction. 

I had thought that a good way to divide the profits might be:

50/50 partnership 

The construction that each of us inputs would have a monetary value dependent on time. 

The money each of us input would be calculated essentially as we were our own private money lenders. 

Has anyone else made a partnership for flipping and what do you do?

I just started a construction company in Chattanooga after being in the construction field for 16 years. If you need work for you single family rental or flip you can PM me and we can discuss if we would be a good fit.

If the building can’t handle a space heater your building is the problem not the tenant. Space heaters aren’t dangerous if the building is sound so all those saying to kick her out are crazy

The woman’s google-fu is strong. I would also recommend suing the Arbor Day foundation, al gore, and the Sierra club. 

@Mark Fries thanks for the brutal summary. You guys certainly aren’t pulling any punches. 

I live near Chattanooga, and I am considering getting back into construction. 

Are there certain trades flippers are looking for? Guys that you often call?

@Alex Silang I am wondering this too. Only difference is I’ve been doing construction for 15 years, built several 2k sq ft structures, and several houses for myself and family, and it’s still a daunting idea. 

I can tell you if you stay in college your. Best bet  is to get a job doing construction.

If you do do GC YOU WILL NEED CONTACTS for all the sub trades, as well as a knowledge of most of them. 

Find construction people in your circles and talk to them over lunch. Then ask them if they know a GC You can take to lunch and ask them will be your best option
