How much are houses vs what you will spend on rent?  I’m in Chattanooga and a bunch of my friends are building and I think they’re crazy.  

I just priced a house out with the new price of lumber and so far it’s an increase of $10/sq ft. Not really that much of a change, but contractors are using it to justify jacking up the cost of new construction 

Angelique if you need someone to build a house for you I’m in Sequatchie county and build new construction homes.

Riley I’m a contractor and about the biggest thing which I suggest to my customers is make a plan you like and stick to it. A poor plan or changing up the plan costs so much more than saving some money at the restore or something like that.

What is your timeline? My construction company, signal mountain builders, is currently building a new construction house but plan to be finished in roughly three months

How is the property independent of house hacking? If I were to buy a house as a house hack or a live in flip that would be my question.

I’m sure I do need to learn more. At some point though you need to formulate a plan and go for something. 
If you read my initial post you’ll notice I didn’t say what should I expect to pay. I asked what are people paying for a 50 unit. Try reading before being judgey.

Back to the 50 unit apartment: What CLASS (A,B,C,D)? What is the NOI? What is the CapRate? How well is it being managed? Yield play or Value play? What potential is there for increasing that NOI. Professional Management? (Go for 60 or 70+) Or are you buying yourself a job?

I feel that you need to learn a lot about how apartments are valued, operated, etc. before you jump into this.  Apologies for my lack of tact.

Bob, that’s pretty much what I was wanting to know. Not really open ended. I know there will be a large variance depending on locations and size. Wanted to know what peoples experience was.

So some of the things I hear from real estate are.

1. Every one wants to be in multi family

2. 50 units or more is ideal.

With that said, what are people paying for 50 or so multi family units?

Rather than buy a sfr or duplex if I could save up the 25-30% down for a multi maybe that would make more sense? Just thinking
