I'm currently reading The Millionaire Real Estate Agent by Gary Keller. I'll have to check out the investor version next. 

I like Gary Kellers writing style. Similar to BP books, he's to the point in a clear and concise manner. 

Another good book by him is The One Thing. Its not a real estate book but a good quick read.

Hi BP Nation,

I've been a landlord for a couple years now and one thing that I've always struggled with is deciding when to update stuff in my property. 

An example of this is my one unit's electric range. It works fine but its about 15-20 years old and looks outdated. How do I decide where the line is between being conservative with my cashflow and spending a couple hundred bucks to make my property more desirable?

I'm looking to continue to expand my knowledge on my favorite subject so I'm looking for suggestions.
