I was able to find help from the SBA. Here is the link https://covid19relief.sba.gov/...

Read the info carefully as you will have to provide tax ID numbers for you business and bank accounts. It’s a process. The application was filed relatively quickly and within a month they direct deposited money into the businesses bank account. At the end of the day, it’s still a loan. It has helped to keep me afloat and not have to file for mortgage covid deferral, foreclosure or any late payments.

I’m also happy to report, as of July 1st, we have a tenant.

Hello BP.

Hope this email finds you all well. 

Are there any programs or assistance for landlords? 

I had to spend $8K in repairs from my last tenant. I was looking forward to selling the condo unit and moving on to another property when the corona virus hit. Has been for sale and un-rented since the second week of February.  Wondering if there was any assistance you may know of for landlords? 

I have no employees but do pay a property manager to collect the rent and find tenants. Currently, they have the listing for the sale as well. Would I be able to take advantage of a small business loan from this covid-19 without having employees? Is there another assistance program/grant I would be able to apply to?  

Any info you can provide would be greatly appreciated.

Most of the times we have to be creative and make deals happen. The price isn’t always what we want it to be in terms of purchasing or rehab cost, etc.

What are some of the creative ways you’ve put together deal(s) and made it work for you and the other party involved?

Interested to hear many different and creative points of view.

Seriously considering doing a HELOC against my primary resident or rental property, but having concerns about doing so.

Has anyone done it and has it worked out? What investment did you purchase using the money??

The biggest thing, like one of the guys here said, over paying or getting a bad deal. Even reviewing the numbers, it’s always a fear to be over paying.

Hello to all at bigger pockets...

Hopefully you're all doing well. I have a section 8 in Volusia county ( Daytona Beach, FL area). My section 8 renter is actually great. She pays on time. But the Section 8 office in charge of sending there portion of the payment is a mess. I've had to chase section 8 for payment two months out of three.

Have any of you experienced anything like this before? Where the section 8 is less reliable than the tenant? If so, how did you remedy this?
