My first investment property, woot woot! Duplex 2bd/1bth per unit. The property never even hit the MLS the same company (different agents) represented both seller and buyer (that's me). Everything happened so fast I was struggling to keep up, but remembered what I learned from BiggerPockets and pressed on even when I felt like running away. Glad I didn't! Property company manages it, and I just have to say yay or nay to the big things. Nothing like getting that first month's rent!

 Congrats!!

Hello Everyone, my name is Chuck Balazs and I'm a licensed agent/Realtor working in the Northeast region between Cleveland and Akron.  I left a 25+ year career in IT to get into real estate, and while I'm doing ok (on track to close about 1.5 mil in sales volume my first year) it didn't take long to realize that just being an agent can quickly become a grind and feel just like a job.  I realize you get out what you put into it, but I have bigger long-term goals of doing some flips and getting into rental properties for passive income.

I've been doing a lot of reading, listening to BP as well as other podcasts, and pretty much just being a sponge and soaking in everything I can.  I'm at the point of just needing to start putting a plan into action.  I have some leads on private lending opportunities to fund my first project so that is promising.

I'm enjoying BP and hope to be a contributor to the community!

Welcome to the BP family! Feel free to reach out if you need any help!

I have a fill time job and plan to enter and build a portfolio overtime (as my side hustle to start). Wondering if there are local (Cleveland OH) area groups that meet to share knowledge, best practices, support newbies, etc. I am literally somewhat book smart at this time and Im looking to learn from others willing to share.

Reach out to @David Bardwell. He can give you more information about his meetups.

Cleveland is one of the best markets for cash flow and it’s great for long term buy and hold. Property prices are pretty inexpensive here and that could be another reason why Cleveland is a great market. With that being said take a look at the Cleveland Price & Neighborhood Map. which will help you have a better understanding of the neighborhoods and general market in Cleveland. Good luck to you!!

What made you interested in investing in this type of deal?

Our strong desire for & belief in PASSIVE INCOME!

How did you find this deal and how did you negotiate it?

My parents purchased this house in 1994 while my father was stationed at an Army base in Colorado Springs. They retired to Myrtle Beach in 2016 and have been renting the property since that time. My parents are now interested in moving out of the country and decided to sell the property. The renters aren't able/interested in purchasing. So, we thought it a great opportunity to swoop in & save the day. ;)

How did you finance this deal?

Assumed parent's VA Loan (3.75% interest rate)

What was the outcome?

The current renters will remain in the property.

 Congrats!!

Should I go knock on their doors, call them or have the management company make first contact? My business partner thinkss it would be a good idea if they didn't have any of our personal information that way they have to go through the management company. Is that a good strategy? I am obviously very new at this. I'm half way through the Rental Property Investing bigger pockets book.

Thanks for the help!

Not sure if you have a property management company. But if you do I would have my property manager send my tenants a notice that way they would know who to pay rent to or if they have any maintenance that needs to be taking care of. If you get in contact with them on behalf of you property manager they will always go back to you which will cause a big gap between you and your property manager. With that being said I totally agree with your partner and his strategy. Good luck!!

Looking for other locations to invest in, or to check out. Can anyone offer any advice or locations to look at?

Thanks in advance, excited to be here in BP!

Welcome Brennan. You’ve come to the right place for real estate investing, there are many investors and brokers here with a wealth of knowledge and experience to offer about the business. Do not hesitate to ask any questions. I also recommend taking a look at the Cleveland Price & Neighborhood Map. Good luck!!
