The first advice on that behalf I would say to be sure whoever gets in the property to do repairs to be bonded and insured and certified if needed. On the other hand, be sure to get more than one estimate from a couple of contactors. Going with the cheapest isn't always the best idea. Good luck!

Cleveland is one of the best turnkey market and the most popular for investors because of high rental demand and low cost of entry, property prices are pretty inexpensive here. With that said, don’t go for the cheapest house in the market, anything sub 50k nowadays can be a nightmare. The first thing you will want to do is check out this Cleveland Price & Neighborhood Map which will help you have a better understanding of the neighborhoods and general market in Cleveland. Based on the tremendously positive feedback that the Cleveland Price & Neighborhood Map has gotten from clients and users on BiggerPockets, we've decided to put more effort into making it an interactive map that can be zoomed to street level through the Google maps platform. The map has helped investors make more educated buying decisions. With that said, you have a great advantage that you live in Cleveland and it's easier for you to find the right real estate agent as well as going and checking the property yourself before buying it. I would still take a look at the Cleveland Price & Neighborhood Map . That map can still give you a good idea of where you should invest and what properties you should stay away from. Good luck!!

Based on my day to day phone calls with current property owners in the Cleveland market, it's been very hard for them to find a PM that they can trust and be happy with. With that being said the first step you want to do is take a look at Cleveland Price & Neighborhood Map, that would help you cut out most of the scammers out there that try to sell you on a bad area just to make money. Buying the right property is 50% of the project and the other 50% is just talking to the right PM.

Based on your post I believe that you have been looking around for a little while and learning a lot about real estate investing but you haven't taken the next step. I think the best location for you to start at would be Cleveland, because of the high demand for rent and the low price range for houses around the area. As a first step I would take a look at the Cleveland Price & Neighborhood Map. It would give you a good idea about the grades and the neighborhood in the Cleveland market. Good luck !!

We started investing with a single family, and wanted to try the "Stack" method for more cashflow. I.E. single family, then duplex, then quad, etc....
