@Brian Hanaoka send letters to absentee owners with equity.  It's as simple as that.  I know it sounds so simple, but it really is.  @Jerry Puckett can help get you started.

@Joe C. I have donen additional campaigns and it was worth the investment.  Biggest lesson learned is to always be marketing, otherwise your pipeline will dry up.

I'm sure that @Jerry Puckett and @Shane Foster can attest to the fact that more important than where you buy your list is that you take action.  Outsource your letters, don't worry so much about price work with someone that can help guide you and will answer your questions along the way.  Especially if you're a new investor like yourself.

@Evan Manship congrats on doing your first deal, and it's awesome that you realized that there was more value in working with an agent then in saving a few bucks on a commission.  I agree that the deal probably got done so fast because of the agent being able to represent both sides of the transaction.  

Can you be more specific other than the near east side?  Cross streets maybe. This will provide me with an even better understanding of our market.
