@Dan Perrott I'd love to hear more about your AirBnB in Broad Ripple.  My wife and I live in Broad Ripple and I've been considering converting our residence into an AirBnB after we move.  We are within walking distance to everything.  Can you PM me so we can talk more?

Where specifically is your AirBnB located? How much are you into it purchase price and repairs?

@Sonya Hansell Vacancy rates are going to change drastically from neighborhood to neighborhood or street to street in Indy.  I would recommend talking to several different property managers in different neighborhoods.  They should have this data.

From there @Joseph Leonard you'll want to look up the tax record of the property on the County Assessors website.  The property card will have the owners name and mailing address.  Then you can mail them a letter!

@Joseph Leonard driving for dollars can be extremely time consuming. You'll need to build a list of several hundred to get one deal. Yes, on the MLS is nearly impossible to find a great flip deal these days without sending out hundreds of low ball offers and hoping one sticks. Again that takes time.

Your best best is to find a reputable Indianapolis wholesaler and buy from them if the deal meets your criteria.

@Cody BurckhardtI wholesale a lot of properties in Indianaplis to landlords and I've been referred to @Derek Lacy by buyers.

I used him for a purchase of a small commercial property that I still have. His rates were competitive!

@Ben Robertsto me it looks like you're way to broad on what your bidding on. You're getting impressions, but impressions don't always convert to deals. Conversions turn into deals.
