Hey Guys N Gals! 

So, my father and I are planning on investing in real estate together in Cincinnati. He is retired in California and is happy to get more money back on his return and help out me and eventually hand off some of his equity to my siblings. I have 9 years experience in property management and residential sales. My girlfriend and I will be moving to Cincinnati to pursue an MBA and want to buy a small multi-family. I have about $15K cash and could leverage at most $65K. However, I will not be able to qualify for a mortgage on my own. We are looking at multi families under $100K. The plan is for me to essentially be the manager of the managers on the ground. I will assist with demolition, manage rehab and manage on my own. My girlfriend will inevitably be pulled in for a fair amount of work (and she isn't afraid to do so) but she has no money to put in. My father and I agree that he and I should be the only ones with input for the direction of the property and others can have equity positions. However, he can sometimes be a bit of micromanager. For simplicity, assume a $80K 4plex with $40K rehab. 

My biggest concern is that I want to have at least a 50% say in the property in which I live in. 

How do you think my father and I should structure the partnership? 

     I've read about the 30/50/50 split and the 50/50 split 

How should my girlfriend be compensated? hourly rate? Given a minor equity position? 

If my father is going to gift some of his equity position to my siblings and I am going to manage the property, what is an easy way to do this? 

Sidenote: we almost put a bid in on a monster 29 unit building for $375K but decided not to because the numbers didn't quite pencil out. I was also a bit hesitant because I want to avoid becoming an employee.

Congratulations!  Very inspiring story. 

So, you said that you invested your portion at $250K of the $1.2 million with a self directed ROTH IRA. I take it that your partner did not invest with a self directed IRA? If so, was he able to take the depreciation? Was he only able to take depreciation for his portion of the purchase price?

Hey Bob, 

I'm looking for a buy and hold investment and appreciation is just icing on the cake. I actually prefer that it isn't a fast growing city because it means it doesn't crash as hard in a down turn.

Has anyone been to the Real Estate Investors Association of Greater Cincinnati? 

Is it worth attending? There is a free investor's lunch on Tuesday Sep 13th from 11:30am to 1pm at Century Inn Restaurant.

Is anyone planning on attending? Want to split an uber? I will be staying in the Clifton neighborhood just south of UC.

So I just got admitted to University of Cincinnati MBA program. My girlfriend and I are visiting Cincinnati September 12-15th.  I would LOVE to buy anyone a cup of coffee and pick their brain while I am out there! Please PM me and we can set up a time. I'm hoping to move out to Cincinnati next summer to being the MBA program in person. 

Does anyone know the boundaries of where UC college kids live? Is there a certain section that most undergrads/grads live? How it differs between undergrad and grad students and faculty/staff? I've heard that UC is a commuter school but I don't know how far is too far?

Hey Mason, I plan to move to Cincinnati to pursue my MBA at UC. While there I hope to invest in a 4plex. I'm thinking a B property in a B neighborhood and hope to rent to graduate students though I'm really open to anyone.  I know there is a premium for homes immediately surrounding the UC campus so probably 5 miles or so out. Since I will be living in one of the units, I plan to manage the property myself. 

I've spoke with Real Wealth Network and they referred me to Missy McCall-Hammonds with Retire with Real Estate. Have you heard of her?

SO...I'm a newbie investor and by newbie I mean I haven't actually invested in any real estate yet...

I have my Broker's license, have done years of property management and listened to podcasts like it's my job. However, I'm from the San Francisco area and looking at the Cincinnati market and have fears that I will not find a good deal or will not realize that I invested in a bad property/neighborhood. I've seen some great deals from turnkey companies that are investing in the Cincinnati market and they meet the 1 to 2% rule just as well as the properties I've seen on the MLS.

As a first time investor investing in a 4plex, would you recommend I go with a turnkey company or find my own deal?
