- I want a quick and repititous ROI, but I don't mind an occasional deed/foreclosure.

 - How much does it cost to conduct the foreclosure process?

 - During the auction primarily, but I am looking to get better acquainted with OTC options. 

- Yes I'm running comps

Let's say that's it's in a state with a 2 year redemption period.

Any advice using the example from above when either, 1) pursuing the redemption or 2) pursuing the deed?

I'm looking for tips with anyone who's received success within either of the two.

Hello,

Any advice on purchasing tax liens from the prior year versus the current year?  I know the most preferable investment is purchasing from the current tax year, if you are looking to profit from the interest for a faster redemption, but would there be any advice when looking to purchase liens from a previous year? 

Primarily, I am looking for the owner to redeem but I am open to considering a method to pursuing the deed if the owner doesn't redeem.

Thanks for the reference on looking up the history of payments with the county. I'll look into this as well. 

For the most recent purchased liens you referred to (purchased 6 months ago), what was the cost range for those liens?

How long would you say your average wait time was for each individual lien owner to redeem, 1-3 months?

Did any not redeem? If so, for that particular lien, how much did you spend on transactions to secure the deed?

Hello, Just looking for strategy opinions on how you'd plan the best use of funds involving tax lien investments as described below. I'm looking for opinions from experienced investors in the field of tax liens. *Example* - Say I'm looking to invest $10k. What portion would you invest toward liens, toward deeds, toward title searching (can I do myself??) and lawyer fees for this $10k? - I'm not looking to invest in a state where the redemption period is less than 6 months because I DONT want a higher potential for the owner to NOT redeem causing the need for early lawyer fees. I'm looking for fast profits from the interest rates but I want to be ready if the owner doesn't redeem. *Also, what investment range would you say owners pay off the fastest, $300 to $800 liens? Also, I know I mentioned deed investment in the inquiry although this isn't my initial strategy. I'm using the deed portion of the question to see how much you'd suggest placing toward this strategy if I were to... Thanks!
