thanks @Justin Silverio I'm starting my second round of mailing from the list I purchased off openlettermarketing.com ... I'm only mailing to 125 addresses so I'm guessing I need to broaden my search and hit some different towns

There is one investor in my market who is completely dominating it...he buys every reo on MLS, almost every property on auction.com and hubzu in our area. He also builds new construction and owns 80% of the city multifamily units. It seems he has all the reo agents in his pocket and all the deals get filtered through him... I tried to place a couple calls into him as he is an agent himself but did not return. How do I ask for a mentorship or do I just hammer out direct mail and other forms of marketing to bypass the MLS....He just bout the last 3 HUD properties I put offers in on... one of the homes I offered more than he closed for??!!! ugh frustrating!!!

your best bet is probably to put them up and take them down like you suggested...I just put up about 60 on Friday...today is Monday and one of the city inspectors called me and told me to take them down or face a $300/day per sign fine. Ill be getting up at 3am tomorrow to take them down!!

I bought all their course books and cds on ebay years ago( rehabbers reference manual, marketing for deals, wholesale reference manual)...think I paid around $75 per course.  Well worth the money if you want to learn at your own speed...I still refer to them today to freshen up at times

Has anyone ever purchased or won an auction off of auction.com or hubzu.com? Is there anyway to find out what the reserve price is before the auction? Every time I bid it never hit reserve...also I'd be interested to hear any ones  experience with purchasing the property and the old homeowner still residing there. Thanks

@Dylan Falso I fixed and flipped my first 6 properties without doing any wholesale.  @Charles Biter  hit the nail on the head with "you need to find the deals that others cant" Do some research on how to market to motivated sellers...once you find a good enough deal the money will follow.  Reach out to hard money lenders (if the deal has enough room in it).  If you don't have the 20% down to finance ask some family members to use some private money and pay them a decent interest percent. I usually borrow $50k of my uncle when doing rehabs and pay him 12% ($6k) its a win/win
