Any thoughts from investors on best areas for investing in Denver?  Much is happening with light-rail expansion and and curious where people see path of development?

Travis,

Much of your strategy will depend on how much capital you have to deploy as well as your risk tolerance.  The easiest way to get started is to buy a primary residence that needs work and gain some sweat equity then turn it into a rental after a year, buy another primary residence and repeat. This strategy works well for up to 4 properties but after that it becomes more difficult to get financing although not impossible.

If you have 20% down for an investment property you could start with single family or 2-4 units with a buy and hold strategy.   

Fix and flip I would recommend buying in cash and using cash to rehab.  This involves higher risk tolerance and obviously more start up capital.  

No one strategy is best and personal variables usually determine which path you will take.

Still some deals out there but you need to move quick when you see something.  Look at Arvada and Westminster.  Are you looking for single family or multi-family?
