@Bill S. I think your analysis is really on point.  As long as population growth continues on the path it is on demand for Denver will continue be strong.  On the supply side, the building that is happening seems to be higher end properties at the urban core.  I wonder in the next few years if we will have an over supply of these properties?

We are averaging about 20 turns per month within our Denver portfolio and I am curious what others are seeing for percentage increases on renewal rates?

Do you own a primary residence in Denver yet?  This is the best way to get started from a financing standpoint.  Once you have lived in it for a year convert to a rental and repeat.  Have you met with a lender yet?

During the mid 2000's many markets saw rapid home price appreciation while rents remained relatively stable by comparison.  In the last few years we have seen some of the same rapid home price appreciation in many areas but this time rent appreciation is keeping pace with home price appreciation.  Does this provide you confidence the market dynamics are more fundamentally sound in this cycle?  What are thoughts about how much we can draw from historical charts comparing rental price trends with home price trends?

Hey George,

Do you know how much of a loan you qualify for? My recommendation would be to find a duplex and live in one side then after a year rent out the side you were living in and move on to the next property.  Duplexes in Denver are usually $300k plus but you should be able to use some of the income to qualify, 75% of one side I believe.

Looking for duplexes in the Denver area. Anyone have anything coming on the market or looking to sell? I have a significant buyer list and MLS seems really light in this area.
