You have a great question Brandon. It would be great to get feedback from local agents in this. 

Many have to deal with online learning, even if in person might be better, unfortunately. Are you looking for schools in Denver or SE Aurora?

Absolutely get what you pay with either. Nice for lightweight use. Pay for your real estate lawyer when it makes sense.

Hello Michael, 

You mentioned the money you had to invest. You said you would use it to purchase your next property. Could we assume the $125k will go towards purchasing and rehabilitation of the future property? 

Obviously, the advice here is to only use a portion of the $125k to purchase and get financing for the rest.  

Will you be traveling to KY? Or doing everything remotely? 

Regarding, you will need to build your team. You are on the right track, posting here. Start your interview process. Check the ratings and reviews of everyone you intend to work with.

I appreciate your feedback and to fill in a few of the blank spaces. It isn't something I want to house hack, as it is too far from work.  My eyes are peeled and I do feel that a house hack will probably be my first deal. 

I used the calculators to run the numbers a few ways (wholesale, flip, rental), but still green with what I am looking at.

Given that I am focused on a house hack that will work for my first deal, I honestly just wanted to help out a family member. I thought maybe getting eyes on it early would be beneficial. They are doing some rehab on it. Then they will turn it over to their real estate agent.

For some reason, I figured there would be a place to simply place the address and go from there. 

Side note: Looks like you are in NC. Are you also investing there? It sounds like things are popping there!
