100% agree with Andrew. It’s too risky to buy residential real estate with the sole intention of making it a short term rental. You need an exit strategy in case laws change.

@Andrew Hemminger is 100% correct, IMO. I own a few rentals in Annapolis. These are equity builders, not substantial positive cash flow properties.

I will also try to make it on the 11th. I coach my sons basketball team and the schedule hasn’t been released yet.

Hopefully I can make it and looking forward to seeing everyone.

Hey Jacob.  Annapolis proper is tough to find flips and rentals.  Not impossible, but the surrounding areas offer more opportunity.  

Annapolis is great but you need to know the specific streets.  There are areas where you'll see $150k houses three blocks from $1MM homes. But you need to know what you're getting in to on the $150k homes.  

Edgewater, Glen Burnie, and Pasadena are a few places where investors seem to do better.

I'm in the Annapolis area so if you ever want to meet for coffee I'd be up for that.
