@Jonathan C. Thanks for sharing your statistics!  What percentage of those letters from 2014 are follow-up letters or are you constantly buying lead lists and sending one letter to each?

@John Horner I have run into this before and will run into it again, but it's not the end of the world.  I will usually call my buyers who I am 90% will end up taking the deal, run the scenario by them with pictures/video and make sure they are confident they want it.  Then I will schedule a time to walk them through the house while the owner is present.  

If I get to a point where I am marketing a property to buyers who are not on my A-List nd I am not sure how serious of a cash buyer they are I have had them sign and assignment contract with deposit and I will give them a 24 hour clause to back out of the contract after the inspection. This helps me gauge how serious the buyer is before I show them the house. Odds are I'm only going to get a couple chance to show the house before the home owner starts getting curious/irritated because they obviously don't want the process to feel as if they have their house lsited on MLS with potential buyers in and out all the time.

You can easily wholesale this property before closing, it just takes a lot more due diligence with your buyers throughout the process.

My boss knows that I am a REI, but I rarely bring it up in detail to her. I did not want her to think that it is my priority over my day job and want her to be affirmed that I give my full focus towards my job. I don't want her to ever get the impression that I will through aside my job responsibilities whenever I need to do something business related.

I also work remotely from home so I have an easy time balancing work/REI.

Daniel Moctezuma iel I put up signs Friday night and I just leave them up. I put them in the suburbs on the city edge because every street corner is covered with signs (political, local events, etc) and the county doesn't care (at least I've never been called). I drove by one of my signs the other day that I had put up a month ago. The only people I've had call me to take down my signs are other investors who "are watching my back" or something. Anyways, I know it's different city to city but I don't put them up in the city because I don't feel like paying to take them down after two days and I know from close friends (investors) the the city is not as kind as the county). I leave signs up because I find that I usually will receive a couple call max on the weekend after a Friday posting and then come Monday when people are back to work I start getting the calls. I just got two leads today from signs I had put up two weeks ago. That's just me, but I would rather risk a fine then pay someone to take my signs down after 48 hours of exposure and miss great leads from the guys going to work Monday who chilled at their house all weekend. Also, I love Bandit signs because you don't talk to wishy washy sellers. If they are taking the time to remember your number at a stop light and call you then they are majority of the time motivated and I more than not find a deal in those calls. The only thing I hate about them are the days when I was putting them out myself!!!

Check out the podcasts for sure as they will expand your view and creative thought towards real estate.  How did you get interested in real estate? Why are you pulling the trigger to educate and take action?
