Have you considered offering owner financing. I have had better luck when i focus on the profession ( engineers) instead of the credit score. It might tie up your capital for a longer duration, but over a two year time frame you may have a better overall return.

Have you ever considered a local investment partner ? Instead of shelling out thousands of dollars in management fees, why not have a local partner who is a minority investor ( 5-10%). It's my belief we take care of things better when they are ours, versus someone elses.

Keep the 50/50. But include an ongoing expense component to your agreement.

 For example, your friend agrees to pay you a fixed hourly rate of $XX /hr with a cap at 20 percent of monthly rent. By expensing your effort your getting some compensation, and your partner still gets to be the silent investor. If your friend went to a management company he would pay more and still get medicine service. 


Maybe down the road he will become an active full partner and this will be a mute point.

Let's consider you have a single family home priced at $150,000 in the Rochester, NY area ( or suburbs)

What the average down-payment you make? Granted you want to save the insurance premium by going 20%. But realistically, what's a good number to aim for.

What's a realistic CAP rate you can expect in Rochester area ?

Appreciate any advice you can share.
