National lender 75% LTV. Loans are asset/cash flow based. Residential investment properties only. 30year am. As mentioned, lenders want you to enter into the loan in a solid LTV and cash flow position.

Congrats on growing your rental portfolio. There are financing options that are based on the cash flow of the property and will allow you to finance in a LLC instead of your name. Happy to review optpions, specific to what you are looking for, just message me.

Hi @Daniel Luedtke, sorry to hear about the tax situation. I am no help there. It is my experience that sellers want a letter showing you have access to the necessary funding to close the deal. Portfolio/asset based lenders underwrite to cash flow with DSCR requirement, some do verify the income of the owner as part of the due diligence process and weigh heavily on the cash flow of the property for approval decisions. Have you considered leveraging the other rental for cash, if in an equity position? Good luck with this acquisition. Hope it works out for you and your family.
